University of South Florida & Affiliate Housing Project

In September of 2026, Provident proudly partnered with the University of South Florida on its Student and Affiliate Housing project, a portion of a mixed-use development district, at the University’s Tampa Campus scheduled to open in Fall 2028. The Student Housing Facilities will include 411 apartment units totaling 717 beds, along with a 50,000 sq ft courtyard with amenities including a large pool, lounge space, sand volleyball courts and general outdoor recreation. The Affiliate Housing Facilities will include 152 units totaling 252 beds, and will include retail space on the ground level, a resident lounge, fitness center, dog park and on-site resident parking.

and Impact Overview

Once completed, the Project will provide much needed student and affiliate housing on the University’s campus and will be part of “Uptown Landing”, a larger $500 million mixed-use development that will also include a hotel and University Research Facility.

Financing

In September 2026, Provident and University of South Florida reached financial close on the University’s housing project. To finance the project, $199.9 million in senior revenue bonds were sold by Raymond James through Capital Projects Finance Authority as the issuer.  The Project will be owned by PRG Fletcher Properties LLC.

Development &
Management

The Developer for the Housing Projects is Capstone Development Partners, LLC. Management of the student housing project will be provided by Capstone Managements Partners, LLC.
